Q. How do I schedule and appointment?

A. Clients can schedule an appointment on the webstie contact form or via email/phone.

Q. How far in advance can I lease an apartment?

A. Apartment availability is typically known 30 days in advance.

Q. Do you offer short term leases or furnished apartments?

A. No, the minimum lease term is 12 months. We do not offer furnished apartments

Q. How do I take the unit off the market?

A. All clients must apply online and provide the leasing office with a bank certified check of 1 month secuirty deposit. Our on-site leasing staff will assist you through the process.

How much is the application fee?

A. Application fee is $20 per lease holder.

Q. What is the income requirement to qualify for an apartment?

A. Applicants must make a combined income of 40x the gross monthly rent.

Q. What is the income requirement to qualify for an apartment as a guarantor?

A. Guarantors must make 80x the gross monthly rent.

Q. I am a student without an US guarantor. What are my options?

A. Non-qualifying applicants can apply through Rhino or The Guarantors - they will act as the guarantor your lease.

Q. What are the required documents needed for the application package?

A. If Employed by a Company:

  • Photo ID – A copy of your license/government photo ID.
  • Employment Letter – Recently dated, signed letter typed on the employer’s letter head, stating annual income and hire date. If employed by the same company, for a minimum of 2 years, copies of two most recent pay stubs are acceptable. [Students: submit a dated school schedule with your full name visible. | No retirement assets or rental property income accepted.]
  • Bank Statement – Personal bank statement with name, account number and recent date clearly visible. Statement no older than 60 days will be accepted.

B. If Self-Employed, a C.E.O., or an Independent Contractor:

  • Photo ID – A copy of your license/government photo ID.
  • CPA Letter - Letter verifying personal annual income for the past two years.
  • Tax Form 1040 - First two (2) pages of Tax Form 1040 for past two years if the current years taxes are on extension, a copy of Tax Form 4868 is required in addition to the previous two years’ Tax Form 1040
  • Bank Statement – Personal bank statement with name, account number and recent date clearly visible. Statement no older than 60 days will be accepted.

Q. Where should I send my documents?

A. You should email all required documents to the Leasing Office, after you have taken an apartment off the market. All documents will be verified by our partner, On-Site/Real Page.

Q. What is your pet policy?

A. Yes, we are a pet friendly building. There is a one-time fee of $750 for dogs and $500 for cats. We allow non-aggressive pet breeds with a maximum weight of 40lbs.

Q. Are there amenities?

A. Yes, there is a nominal amenity fee of $30 per apartment, per month for the Rooftop Terrace, Lounge and Fitness Center.

Q. What utilities are included in the rent?

A.Heating, cooking gas and water are included. Residents are responsible for electric, cable and internet. We are pre-wired for Verizon Fios and Time Warner/Spectrum.

Q. Do you allow flex walls?

A. Yes, we allow walk-about-walls from our approved vendors.

Q. Are there any moving fees and am I allowed to move in during the weekend?

A. There are no moving fees. Yes, residents can move in during the weekend. All move ins and deliveries must be scheduled in advance between 9AM and 6PM.

Q. How can I pay rent?

A.Rent is due on the first every month. Residents can leave a personal check at the front desk or sign up for online payments via ClickPay.

Q. What if I use a broker?

A. You may use a Licensed Real Estate Agent to rent an apartment at 90W, but there are many benefits to renting directly with the leasing office. There is no fee with the leasing office and promotional deals are often only available when you rent directly.
